    My basement windows sit slightly above grade (about 1-2 inches). Do I still need to install a drain in that situation? I'm about to install wells mainly to prevent grass and debris from accumulating against the bottom of the windows, but I plan to fill the wells pretty full with gravel. Seems like drains are only necessary where the well is deep and the windows are below grade. Is there a simpler/easier drainage solution in this situation? I thought about just drilling a few holes a couple of inches from the top of the wells in the event there's a hard rain that accumulates water faster than it can drain through the gravel/soil.

      @@krisparente257 I installed my window wells last spring and did not put in drains. I dug them pretty deep and then filled with river gravel. I intentionally did not caulk around the perimeter where the well meets the foundation, because I didn't want the water to pool in the wells. Many, many torrential rainstorms later, and I've had zero issues. I'm sure part of that depends on soil type and the grade of your lawn, but it worked just fine for me.

    why would you terminate the cleanout that's t'd after the backwater, inside the home? that should terminate outside the foundation wall so as not to provide any path inside of the basement - the whole purpose of the backwater

      Hi Paul, You can calculate approximate price by square footage of the basement ~ $80 per square foot, or by foundation length ~$400 per linear foot of foundation wall.

      In Toronto it is mandatory now disconnect the downspouts from sanitary drain and redirect them to the surface (sidewalk, yard, driveway etc.)

      In this video we show the drainage repair , assuming that there is an active foundation drainage pipe collecting the water all around the basement and connected ether to main drain or to a sump-pump system.

    I did not see any forming of new footers at the base. An inside drain system was suggested. I also did not see the removal of the old footers, but maybe you would just trim those to be a little thinner. I can see problems with doing all of that from inside. I think that it would require working from outside as well to to it right, even if you could place permanent plastic forms for new footings, you still need to be to be outside both to form and to cover the new walls, not to mention outside drainage. It is made to look a lot easier than it is.

      This video did not cover the whole basement lowering processes, just an underpinning part of it. Of course the lowering process includes drain line replacement, interior waterproofing system and a sump-pump. Again, the purpose of this video is to show the part of Basement Lowering process in Toronto, Ontario. To lower the basement floor the excavation have to be done from inside and all the excavated fill would be permanently disposed to gain the extra space. All forms and concrete pours should also be done from inside. If the purpose of foundation underpinning would be to to reinforce structure not making the basement bigger then yes, all excavations and forms would be done from outside, to avoid unnecessary demolitions of interior. But even if the purpose of underpinning is structural reinforcement the save way is from inside, bcs. the foundation wall stay undisturbed. If you excavate foundation wall rom outside and under it doubles the chances to collapse. About cutting out old footing: The engineer specifies the methods of underpinning based on the structure condition and design. If the foundation is fresh and strong so non-srink grout method is recommended to be applied to the whole foundation footing area. If the footing is weak then its better be removed and concrete over-pour method will be applied in this situation. But again the underpinning method in Toronto is determined by structural engineer, before the construction!!!!

      Old footers are poured under, not removed. The 'underpin' itself is the footing in these cases.

      I work in a construction company in New York and we done many underpinning in houses that you don’t have room to work outside because they to close and we have to do everything from inside.

    A few questions: 1. I have a weeping system so will probably put in a drain, what are the typical size of drain pipe used. The well will be approx 60"x24"..... thinking about a 4" corrugated weeping pipe. 2. Can this pipe just sit on the crushed stone above the weeping tile? I won't have the capability to make a hard T connection with the weeping tile. 3. Should I use a waterproof membrane around the outside of the wall? I will be using stone or wood.

      1. Yes, 4" corrugated pipe is enough ant most used for this purpose. Make sure that the top od the drainage pipe is located 4" below the bottom of the window. 2. Yes it can, the size of the window is not big enough to collect significant amount of water flow trough the pipe. 3. Please specify the wall. If it is foundation wall, then yes, it must be waterproofed. If you are asking about the window well retaining wall (part os window well structure) then it is better to let water trough, otherwise it will build up the pressure around the window well.

    Can you actually excavate the bottom of the footing (interior) and install the perimeter drain starting at the footing bottom? (is it structurally acceptable to have only stone against the footing?) If you install an interior perimeter drain, is it necessary to install stone under the entire concrete slab? I have a 60's house with the concrete floor poured flush with the footing top. The slab is uneven (poured on dirt), I was going to remove it and pour a new slab with drainage stone and insulation. Can I escavate to the bottom of the footing?

      You can excavate to the bottom of the footing, but not lower. You can not undermine the footing. If you need to excavate lower then the footing (in some cases the footing is thinner than 4 inches and drainage pipe is 4-5 inches) , you have to follow angle of repost rule - excavating 45 degree away from the footing. Concrete slab on dirt is the moisture and humidity source in the basement. There should be the gravel bedding to brake the water capillary action, and moisture barrier to prevent the water from evaporating to the basement interior.

    Sure... In a perfect world where money is no object. In the world where I can't afford 35,000 to excavate and wrap my entire foundation I guess I'll just settle to dig a trench lay in some PVC with holes drilled in it and run it 6 feet from the window.

      For $35K You will get waterproofing system around whole giant house, including window well , sump-pump system etc. The single window well installation or repair as shown in this video will cost ~$2,000 CAD.

    If you are forming tight to the old foundation how are you sure the concrete is filling the form all the way up tight to the bottom of the old foundation? I assume you hold it off a few inches?

      There are two main underpinning ways: 1) As you assumed, 2" of free space left between original foundation and underpinning section. Aster newly poured concrete section dries (48 hours) those 2" of space are being filled up (strongly packed) with special 'non-shrink' grout. 2) No space left, only the hole on top, big enough to pour the concrete trough. After the section is completely filled up with the concrete, special vibrator is dipped inside. The vibration pushes out the air bubbles and force the concrete to fill all voids in the section and foundation.

      For now it is every plumbing , waterproofing, concrete or even landscaping companies are trying to be involved in this business. Even handymen take this kind of jobs. They drop the prices, take jobs ant more often can't successfully complete it properly. Plus, now the real estate market stopped growing and people do not invest in basements as easy as before. Means even more competition. But, if your friend is a very good, licensed and insured professional, and he has a customers source, he may succeed.

      Yes, it is usually being done in an existing home. Usually it is because impossible to waterproof basement from outside due to obstacles or property issues. If you have a finished basement, you need to remove drywall insulation and framing. And put it back after interior waterproofing. Usually people getting this basement waterproofing solution when renovating the basement.
